This Is Where VA Loans Start Getting Confusing

If any of these sound familiar, you’re not the only one.

You’ve been told different things by different lenders and don’t know who’s right

You were told you don’t qualify, but didn’t get a clear explanation — entitlement, disability, or a more complex situation

You’re active duty, Guard, or Reserve and unsure what you’re eligible for

You want to use your benefit, but don’t know where to start

THE BARRIER

You’re either told you qualify, or you don’t. But no one really explains why.

VA loans aren’t one-size-fits-all. Your eligibility, entitlement, and funding fee all depend on the details. And when something doesn’t fit perfectly, most lenders don’t look deeper — they just move on.

That’s where things break down.

We look at your full situation and help you understand what’s actually possible — before you make a decision.

We regularly help veterans move forward after being told “no” somewhere else.

Common VA Loan Questions

Helping you make informed, confident financial decisions.

No.
VA loans allow 100% financing for eligible veterans and service members. There’s no required down payment as long as the purchase price doesn’t exceed the appraised value.

Yes.
As long as you have remaining entitlement or you’ve sold a previous VA-financed home and paid off the loan your benefit can be reused.

The funding fee is a one-time charge that helps offset the cost of the program. It’s typically 2.15% for first-time use with no down payment. It is completely waived for veterans with a service-connected disability rating of 10% or more, surviving spouses, and certain other qualifying categories.

Yes.
When it’s structured correctly. We know how to present VA offers competitively – including how to address seller concerns around appraisals and timelines.

Possibly.
It depends on how much entitlement you’ve used and what remains. We pull your certificate of eligibility and show you exactly where you stand.

Both are government-backed, but VA has no down payment requirement and no monthly mortgage insurance (PMI). FHA requires a down payment of at least 3.5% and monthly Ml regardless of your equity position.
