This Is Where Most First-Time Buyers Get Stuck

If any of these sound familiar, you’re not the only one.

You’re not sure what you can actually afford

You don’t know how much cash you actually need to close

You’ve heard about down payment assistance but don’t know if you qualify

You’re worried your credit or income might hold you back

You don’t know where to start and don’t want to make a mistake

THE BARRIER

An online estimate isn’t a real number.

A quick pre-qualification isn’t real approval.

And one loan option with a fast explanation isn’t enough to make a confident decision.

That’s why so many buyers feel unsure right up until closing.

You should know your real numbers, your options, and your next step before you ever start shopping. We help you get that clarity upfront.

We’ve helped thousands of first-time buyers go from unsure to fully prepared before they ever make an offer.

Clarity Before You Start Looking

In one quick 15-minute conversation, here’s what you will walk away with:

1

A real number based on your full financial picture — not a quick generic estimate.

2

Down payment, closing costs, and any assistance — clearly laid out.

3

You’ll see what programs apply to you and what each one means.

4

Multiple options, so you can choose what fits your life and monthly budget.

5

You’ll know exactly what to do next, with no guesswork.

SPECIFIC PROGRAMS

You’re buying your first home and need flexible credit and a low down payment? An FHA loan: lets you buy with as little as 3.5% down and more forgiving credit and DTI guidelines.

You want a low down payment and PMI you can cancel later? A conventional 3% down program (like HomeReady or Home Possible): maximizes buying power with cancelable PMI once you reach enough equity.

The home is in an eligible rural or suburban area and you want to avoid a down payment? A USDA loan: offers 0% down, government-backed financing with competitive fixed rates.

Common First-Time Buyer Questions

Clear, straightforward answers about our loan processing policies.

It depends on the loan option.
Conventional loans typically require a 620 minimum. FHA can go lower (often down to 580, sometimes less depending on down payment). We’ll run your full picture and tell you exactly where you stand.

It depends on the loan type.
Conventional loans can go as low as 3%. FHA requires 3.5%. VA and USDA require none. And down payment assistance programs can cover part or all of what you’d owe.

Pre-qualification is a surface estimate based on what you tell us. Pre-underwriting means your actual income, assets, and credit documents have been reviewed by an underwriter. A pre-underwritten buyer makes a much stronger, cash-like offer.

DPA programs provide grants or low-interest second loans toward your down payment or closing costs. We check eligibility for every first-time buyer at the start of the conversation – not after you’re under contract.

From application to closing typically runs 30-45 days.
We’ll set a clear timeline upfront so you know what to expect at every stage.

We can tell you exactly what needs to happen and how long it will take.
Some buyers are ready now. Others need 3-6 months of preparation. Either way, you leave with a clear, step-by-step improvement plan.

Online calculators typically show only principal and interest — the loan repayment itself. Your actual payment usually also includes property taxes, homeowners insurance, mortgage insurance if you put down less than 20%, and flood insurance if the property needs it. Condos and townhomes add a monthly HOA fee on top. Before you make an offer, send us the address and we’ll show you the real number.

Yes. Mortgage guidelines require a soft credit pull right before closing to confirm nothing changed — new accounts, new inquiries, or a missed payment can all affect your terms. Treat your credit like it’s frozen until you have keys in hand.

After about 60 to 90 days, we’ll need updated pay stubs and bank statements to keep it current. Sellers want to see a current pre-approval, so if the search runs long, reach back out — the refresh takes a few minutes.

If you’re not sure what you can afford, what you’ll need at closing, or where to start — this is where you get clarity. One conversation, and you’ll know exactly what’s possible.
