Most people start the home buying process by asking: how much house can I afford?

That’s a reasonable question. But it’s not the most useful one.

A lender can approve you for more than you’re comfortable paying every month. The maximum approval number doesn’t account for your groceries, your car payment, your savings goals, or the life you want to keep living after you own a home.

The better first question

What monthly payment would still let me live comfortably?

Once you know that number, everything else gets easier to figure out: what price range fits that payment, how much cash you’ll need to get there, what loan type makes the most sense, and what your timeline realistically looks like.

Starting with payment instead of price means you’re more likely to fall in love with a home that technically qualifies but quietly stretches you too thin.
